R.I.P to my Blonde hair and my 20s! 🪦🥂 As I sit here and reflect on my 20’s, a wave of emotions washes over me. The experiences, memories, and growth over the past decade of my life have taught me so much. I have made choices, took risks, and seized opportunities. Some paths led me to success while others taught me valuable lessons. I have had my fair share of triumphs and setbacks along the way but also each one has shaped me into the person I am today. I think about the relationships I’ve built, the ones that have flourished, and the ones that have faded away. I think about the heartbreaks and disappointments that have taught me the importance of self-love. I think about the confidence and wisdom I have gained and how clearer my goals and priorities are. So, as I bid farewell to my 20s, here's the advice I leave with you: 1. It's okay to fail because failure is not the end, it’s an opportunity for growth. 2. Choose to surround yourself with those who genuinely deserve a seat at your table. 3. Comparison is the thief of joy, focus on your own journey. 4.Start investing in your future. 5. Learn to let go of the little things that don't serve you. 6. It's okay to not have a plan or timeline for everything. 7. Stop caring about what others think; their opinions do not define your worth. 8. It's okay to grow apart from people as you evolve as an individual; not all relationships are meant to last forever. 9. Embrace change as a constant in life. 10. Stop wasting time on things that do not align with your values and goals. 11. Pursue what truly lights you up and brings you joy. 12. Make self-care a priority and establish healthy habits. 13. Everything happens for a reason, and you have the strength to overcome any obstacle. 14. Set boundaries in relationships and learn to say no to protect your well-being. 15.. As one chapter closes another one opens and boy this one is to special not to share. 🥹💕 I connected with the Byrnes family back in January, when they inquired about selling their family home. Are you unorganized and don’t know where to start? That’s okay I didn’t either till a couple years ago. I used to never be one of those girls who kept a planner and stayed on top of it but in the past couple of years, it has become a crucial part of my business. With the industry I work in I have walkthroughs, due diligence dates, closings, vendors scheduling work, meetings, lots of deadlines, etc. I also keep a notebook and write down all the things I need to do that day. As I’ve gotten older, if I don’t write it down I probably won’t remember especially since I am always on the go. I also have a virtual calendar with my fiancé too. This is where we share important events, listing appointments, our closings, final walk throughs, trips and business meetings. It has been a big help keeping our crazy lives organized. Tips to keep your pipes from freezing.🚰 1. Adding insulation to spaces like attics, basements and crawl spaces is a more permanent solution to prevent pipes from freezing. A cheaper solution to prevent pipes from freezing is to wrap your pipes in heat tape or heat cables with a thermostat control. 2. Letting the cold-water drip from the faucet can help prevent freezing. Even if it is just a trickle, the constant flow of water prevents the pipes from freezing. 3. Make sure to keep your garage door closed when temperatures drop to help keep your water lines & water heater warm if they are in the garage. 4. Make sure to drain your pipes, after the pipes freeze, they will not drain properly and can burst. 5. Seal or caulk any cracks that can let cold air through especially in places where pipes run from inside to outside the home. Yesterday was the first day of Winter Solstice and we are already seeing freezing temperatures here in Eastern NC! Here are 5 winter maintenance tips: 𝗪𝐢𝐧𝐝𝐨𝐰𝐬 Check your windows for air leaks. Seal leaks with caulk or weatherstripping to keep out cold air. 𝐅𝐚𝐮𝐜𝐞𝐭𝐬 Turn off the water to any exterior faucets to prevent the pipes from freezing or bursting. 𝐆𝐮𝐭𝐭𝐞𝐫𝐬 Clean and repair your gutters. Standing water can lead to icicles and ice dams forming in water. 𝐅𝐮𝐫𝐧𝐚𝐜𝐞 Check to make sure your furnace and heaters are running smoothly. Happy National Sangria Day! 🍷 One of my favorite recipes is my mom’s famous sangria. Hands down one of the best sangrias out there but I might be biased just a bit. Sherri’s Sangria is a crowd favorite and perfect for the holidays. Here is how you can make Sherri’s Sangria at home. ⬇️ 2 cups Vodka 1 cup Grand Marnier 1 cup Courvoisier Large White Grape Juice 1 Can Pineapple Juice 1 cup Sugar add water and boil and cool off Frozen Fruit (I usually buy the Wyman’s Mango Berry with Wild Blues Blend) 1 Big bottle of Barefoot Pinot Grigio or your favorite Pinot Grigio Once you combine all the ingredients in a gallon sized pitcher let the sangria chill in your refrigerator for 4 hours. One note I will add, is so not add ice to the pitcher, this will dilute the drink.Button -

Don’t make these mistakes when looking to buy! Believe it or not you don’t have to put down 20% when purchasing a home. Loans backed by the VA or USDA offer 100% financing, but these loans are only available to certain buyers. Loans backed by the FHA require a minimum down payment of 3.5%, however many states offer down payment assistance programs. Closing a credit card can negatively impact your credit score and lower your score. Mortgage lenders also review your credit again right before you close. Opening a line of credit can also tend to raise your interest rate and could potentially disqualify you from closing on your home. You want to avoid any significant change to your credit till after closing. Just like credit cards you should not take out any loans before you close on your home. You also can not take out a loan to pay for closing cost, Due Diligence, Earnest Money or any other fees associated with purchasing a home. Many people are unaware they need closing cost when purchasing a home especially when using a VA or USDA Loan. Buyers are under the impression 100% financing means there are no closing cost associated but this is not true. If you need help with closing cost, please make sure to address this with your mortgage lender and REALTOR before putting in an offer on a home. Prices of homes have risen significantly over the past few years. Not only are interest rates rising but so is your rent. If you wait for prices to fall, you could find yourself disappointed if property values continue to rise.
